Start with the surface and intended use
Document the existing slab, coatings, moisture conditions, traffic, sunlight and expected spills. Inspection determines whether the proposed system is suitable and which problems require attention first.
Remove unsuitable material and prepare the profile
A coating needs sound, properly prepared concrete. The assessment should identify existing paint or sealer, contamination, weak surface material, cracks and moisture conditions. Mechanical preparation must produce the profile required by the chosen system. A coating is not a repair for structural movement, drainage or an unstable slab.
Cleaning removes surface contamination, but cleaning alone does not establish a suitable concrete profile. Specify mechanical preparation and check the system manufacturer’s requirements. Do not assume acid etching is an interchangeable substitute for the required preparation.
Define repairs and moisture measures
Cracks, pitting and spalling need an agreed treatment and limitations. Active movement or structural damage may need separate work. Moisture measures require evidence and system-specific selection, not a promise that every slab can simply be sealed.
Specify the complete layer system
A proposal should identify primer or base layers, any decorative broadcast, topcoat, texture and application requirements. Epoxy, polyurea and polyaspartic can be parts of different systems. More layers or a particular resin name alone do not prove better performance.
Protect the work while it cures
Weather, temperature, humidity, repairs and product selection affect timing. Confirm when foot traffic, furniture, vehicles and cleaning are allowed. Installation completion and full return to service are not necessarily the same time.
Keep the instructions and scope
- Preparation method and removal of existing coatings.
- Crack, pitting and spalling repair scope, including limitations.
- Coating layers, decorative finish and traction requirements.
- Cure conditions and separate pedestrian, vehicle and chemical-exposure times.
- Cleaning instructions, exclusions and written warranty terms, if offered.
