A patio floor that suits outdoor living

Plan a patio coating around sunlight, drainage, concrete condition and a practical decorative finish.

Look at the patio before choosing a finish

A patio may combine furniture, cooking areas, steps and routes into the house. Mark the areas that stay wet, receive direct sunlight or collect runoff. An on-site review should distinguish surface wear from problems that need repair before a coating is considered.

Specify an exterior system

Exterior floors need a system specified for sunlight, water and local temperature changes. Resin names alone do not establish outdoor suitability. Compare the complete system, moisture conditions, drainage and the texture of the final surface. A glossy appearance does not establish safe wet traction.

Preparation and repairs

A coating needs sound, properly prepared concrete. The assessment should identify existing paint or sealer, contamination, weak surface material, cracks and moisture conditions. Mechanical preparation must produce the profile required by the chosen system. A coating is not a repair for structural movement, drainage or an unstable slab.

Balance texture with everyday cleaning

A textured flake or aggregate finish can change how the floor feels underfoot and how dirt is removed. Compare physical samples in outdoor light. Discuss cleaning around barbecue grease, furniture feet and planters rather than choosing from a screen color alone.

Plan access and return to use

Allow for weather, preparation, repairs and curing. Furniture placement and normal foot traffic can have different return-to-use requirements. Confirm those times in the written scope, and keep irrigation and unexpected runoff away from the work area.

What the estimate should explain

  • Preparation method and removal of existing coatings.
  • Crack, pitting and spalling repair scope, including limitations.
  • Coating layers, decorative finish and traction requirements.
  • Cure conditions and separate pedestrian, vehicle and chemical-exposure times.
  • Cleaning instructions, exclusions and written warranty terms, if offered.
